The answers come down to the change in people’s buying habits over the past 20 years – online shopping means that goods are available to buyers 24/7. When we opened Forest Marble, it was super important to us that we offered a service that compliments the values of traditional estate agency, but also embraces the latest marketing techniques in order to provide the best service for our clients.
Today, high street estate agencies tend to attract people who are acting on impulse, rather than having a serious need to buy – the high street is all about window shopping! We prefer to show our properties to potential buyers that have a genuine interest in buying.
Over the last few years, we’ve had the chance to analyse where the first contact has been made by each buyer. The results have shown that 90% of all buyers first see their new purchase online. The peak time of day for viewing properties online is 8-9pm – a time of day when most estate agents are not open or available to talk to, meaning they are likely to miss out on selling opportunities.
We used this information to structure how we work and make sure that our business works for the modern day house-hunter. We have made the most of cloud-based systems, which automatically react when potential clients are interacting online. By being available to talk to 24/7, we are in the best position possible to strike while the iron is hot!
