STUNNING extended FOUR BEDROOM HOUSE with ANNEXE style accommodation set in GENEROUS GROUNDS. THREE RECEPTION ROOMS, THREE en suite shower rooms, plenty of parking and DETACHED GARAGE
Sunnybrook is a three/four bedroom house, which has been superbly renovated and extended by the current owner. A five bar gate leads to a long driveway taking you to the front of the house.
On entering the property through the glazed porch area and spacious entrance hall there is a lounge, a fully insulated sun/garden room with under floor heating, situated central in the well tended grounds which is an excellent spot for observing wildlife and finding seclusion. The kitchen/breakfast room has been completely renovated and the lounge has a feature fireplace and plenty of light from its southerly aspect windows. In the new part of the house you have a dining room/bedroom four and utility room. If required these rooms can be locked to create a separate annexe with it's own separate kitchen/utility. To the first floor the main house has three further bedrooms, two ensuite, family bathroom and plenty of storage. Bedroom two can be used as an annexe bedroom, if required, with it's own en suite and further office/study room with a separate spiral staircase leading own to the ground floor. Throughout the property, which is fully double-glazed and on mains water, electricity, gas and drainage, there are plenty of character features and is considered a high level finish. The external cavity walls of existing building are fitted with additional internal insulation and the extension exceeds all building regulation requirements.
The property stands well within its grounds, being in a raised setting overlooking most of the garden and is accessed by a long driveway with a meadow like garden with significant mature trees, providing a dramatic first impression. Situated somewhat central within the plot there are many well tended shrub and flower borders with the majority of the gardens laid to lawn and mature trees. There is also a separate vegetable garden and shed (potting shed/green house). There is parking for over ten vehicles and a garage which is a brick/block cavity construction and suitable for office storage.
Sunnybrook is situated just outside Owermoigne, a village east of Weymouth and north of Dorchester, considered a super location and extremely sought after with easy access to Weymouth, Dorchester, Wareham and the pretty local Dorset countryside. A short distance from the hub of the village which has plenty of clubs and activities, a good sense of community, a farm shop, garage, nearby garden centre. The village of Crossways, located just over a mile from Sunnybrook has a medical centre, post office, schools and shops. The property is within approximately 12 mins drive from Wool train station and the main trunk roads of the A35 and the A31 and Moreton mainline station (to London/Waterloo) is within 2 miles to the north.
The current owner has lived at Sunnybrook for approximately 5-6 years and has completely renovated this 1930's house. The owner has stripped all soft board from the walls, installed double cavity walls using traditional style brick inside and outside. The interior has been completely renovated with insulation on walls using insulated plasterboard. The house has great history including links to Thomas Hardy and there is an abundance of local wildlife in view from the garden room/conservatory.
