North Barn must be seen to appreciate all that it has to offer, a needle in a haystack covering a generous 6137 sq ft of immaculately presented and characterful accommodation. Nestled at the edge of this desirable Somerset village this magnificent converted barn provides five receptions, five bedrooms, five bathrooms and a fabulous Wellness Suite all set within the privacy of beautifully landscaped walled gardens with an electric gated entrance.

North Barn

This successful conversion has been carried out by our clients who have created a truly fabulous home; good use of light and space has retained its sense of volume and openness. Their experience and value of highly skilled joiners and craftsman will not go unnoticed, great attention has being paid to sourcing the best materials and high-quality fittings resulting in a high-end finish. Solid English Oak has been used throughout the barn including staircases, flooring, skirting, windows, sills, doors and architraves. The trade mark feature of any barn are the exposed beams, of which there is an abundance whilst still retaining light and high-ceilinged rooms; with several standout beams running through the barn, transported locally from West Bay Harbour.

You will also be impressed by exposed stone walls, wide original stone archways and arrow-slit windows. From almost all ground floor rooms triple glazed oak doors and French doors open onto either the beautifully landscaped terrace or garden. The expansive accommodation is highly flexible and if desired could be easily separated to provide au pair accommodation or granny annexe. The great layout means that you can easily accommodate large scale entertaining, in the same manner you can come together or have time apart as a family.

The main entrance hall has a wide opening into the family room and also contains one of two contemporary oak and metal staircases that lead upstairs to two large bedrooms with fitted wardrobes and high quality ensuite shower rooms; both being fully tiled with large walk in showers. Returning to the entrance hall, doors lead off to the study and utility room; which could easily be turned into a second kitchen if required. Already appointed with granite work top surfaces, ample storage units, sink, space for washing machine, tumble dryer, fridge and dishwasher. A door leads out to a sunny walled terrace, tucked away, this is used as the laundry drying area. In the family room there is a wood burning stove and a high, vaulted ceiling with four remote controlled, rain sensor Velux windows; here you get a real sense of the barns size as your eyes are drawn through the wide double doors into the dining room and kitchen beyond.

Accommodation Continued

On one side a wall of doors and windows open onto a south facing terrace. On the other side, several wide stone archways open up into a lounge with wood burning stove. In the dining area, French doors open onto the terrace and four further remote control, rain sensor Velux windows. The kitchen will not disappoint, having a large central island with stunning 40sq ft solid granite surface incorporating a four-seater breakfast bar, two ovens, induction hob, two wine fridges and numerous kitchen base units cabinets. Opposite the central island two sinks are mounted under another granite surface and additional appliances include an American style fridge/freezer and dishwasher. Ample storage is provided with a vast range of base, wall, drawer and larder units.

Accommodation Continued.

Three stone arches lead you through the principal living room which is light and airy with doors and glazed windows overlooking the garden and Wellness Suite. Fitted with a large wood burning stove at one end and the second staircase at the other. An opening leads off to a spacious cloakroom (sized to create a ground floor bathroom if desired) and door to the library with doors to rear and view over the garden to front. From the upstairs galleried landing, oak doors lead off to the master suite and two bedrooms. One of the bedrooms has the benefit of being dual aspect with countryside views either side, whilst the other has a study leading off into the eaves and countryside views. Both rooms benefit from fitted wardrobes and ensuite bathrooms.

Master Suite

Finally, the master suite. Approached through a dressing area with staircase rising to the bedroom, stunning views to Coombe Hill Woods, walk in wardrobe and a spectacular bathroom suite. You can’t help but feel like you are getting away from it all here, complete with freestanding bath, large walk in shower and beautiful arched oak windows. The master bedroom complete with stunning views provides peace and quiet.

The barn and gardens are enclosed by a boundary wall constructed of original, locally sourced blue lias. Access to the property is via a locally-commissioned oak and metal electric gate that slides seamlessly along the inside of boundary wall – and is operated by remote control sensors and/or a wall mounted entry key pad. This boundary wall is further screened by a maturing Laurel Hedge. This secure entrance is also controlled from the barn, before retracting to reveal the hidden oasis beyond. The driveway can accommodate several vehicles, large and small, up to the main barn and behind the 'Wellness Suite'.

Wellness suite

This Suite has been beautifully created from the ruin of a Grade II listed barn. Double oak doors slide open from a room overlooking the garden, with further bi-fold doors on the west elevation. Here there is a sunken hot tub and relaxation area, ideal for de-stressing after a busy day or from a workout. An opening takes you into the rear part of the barn, compete with a steam room and shower room, plus ample space for changing.

The relaxing theme continues on outside which has been beautifully designed and landscaped whilst being easy to maintain. Two large sails, cover an entertaining and kitchen/barbecue area, compete with a raised deck, fire pit, stone plinths with stone work surfaces and aninset sink, plus additional cupboard storage. Steps then take you down to a lovely lawned garden, enclosed on two sides by a flowing 'Rhyl' cascading and recycling water. A screen with an esplanade of five apple trees, conceals a secluded side garden, again laid to lawn but planted with meadow flowers. The garden enjoys a great degree of sunlight and privacy, but also an easterly view towards Admiral Hoods monument beyond.

A south facing courtyard lies to the rear of the barn, attractively landscaped and enclosed by natural stone walling and feature red brick recesses. Planted with maturing winter jasmine and white lavender this is both a private and lovely space to relax, enjoy breakfast and entertain. Steps lead down to the ‘working’ area of the garden where you will find a refuse and recycling area, sheds and a secure gate, giving access between an adjoining barn.
